What is the first step in buying a home?
We encourage a meeting with us to talk through your goals to determine timing and next steps. In general, the first suggested step is to get approved for a mortgage. Without being approved for a mortgage it will be quite difficult, if not impossible, to purchase a new home. You want to understand your budget, loan options, down payment, and more before diving into your home viewing. Last thing you want to do is fall in love with a home you are not prepared to buy!
Should I sell my current property before buying a new home?
A home sale contingency is determined by your lender and financing needs. It is a decision that we all need to understand to set the timeline and gameplan around. If you are able to establish non-contingent financing (not required to sell before buy), this allows less pressure on timing and pricing needs to sell your current house. We have worked in all situations and can make it happen with the right plan!
Should I do a home inspection?
Short answer, YES. Home inspections can uncover current and potential issues with the house. Most contracts allow buyers a ten-day window to conduct inspections and make any decisions regarding contract changes to proceed. A thorough inspection is a critical step in purchasing a home.

How long will it take to sell my home?
This is dependent on a number of factors, PRICE being the most significant. Allow us to tour your house and do a current analysis on the neighborhood for an appropriate listing price. After an offer is accepted, the home sale process typically takes 30- to 45- days to close and be officially sold.
What is the agent's commission fee?
The agent's fee is the sales commission paid to the listing and buying agents - as laid out in the listing agreement. While the typical fee is 3% of the sales price paid to each agent by the seller - this is all negotiable. Following the NAR lawsuit, this has become less transparent, and more of a discussion and negotiation part of the transaction.
